Common errors made by agents - PAMD Forms

As an industry consultant and educator, I have reviewed many agency Form 20a and 22a documents.

The main errors that agencies generally make include;

* general lack of attention to detail particularly with 'blank spots' that should be completed
* not obtaining the client public liability details
* missing signatures
* not carrying out a title search upon listing
* not holding the CMA or market appraisal on file with the appointment
* not holding evidence on file that the client received a copy of the appointment prior to carrying out services
* not completing relevant sections properly so that they are clear and understandable to all parties.

The Appointment of Agent forms are the most important forms in your agency. Ensure staff are up to date and trained as how the forms should be completed.
