Property managers duties in Qld regarding maintenance and repairs
Residential property management
Property managers have an obligation to report maintenance and repair issues to property owners promptly and to seek instruction on resolving these issues within a reasonable timeframe, especially for any emergency repairs.
Information on what constitutes emergency repairs is available on the Residential Tenancies Authority (RTA) website. The RTA assists tenants, lessors, agents and providers with tenancy information, bond management, dispute resolution, investigation, policy and education services. The RTA’s core responsibility is to administer the Residential Tenancies and Rooming Accommodation Act 2008.
This act outlines the rights and responsibilities of lessors and property managers involved in residential rental in Queensland. If you are involved in the management of a residential rental property in Queensland, you must be across all relevant legislation. The RTA regularly holds free information workshops and webinars for lessors and agents on key areas of interest and concern that can arise during tenancies.
All services that a landlord requires an agent to undertake, as well as how they are to be performed, must be outlined in PAMDA form 20a – Appointment of agent (letting and property management). In order to complete these services efficiently it is important that you maintain regular contact with property owners and tenants in case any issues arise.
If the services detailed by the owner include employing or contracting tradespeople for quotes, repairs or maintenance work, ensure they are licensed to do the work required. Licences can be checked on the Queensland Building and Construction Commission website. Records must be kept of any repairs or actions undertaken but it may also be useful to keep a record of maintenance requests as well.
